What Is Office Design+Build?
The conventional approach to an office fit-out involves three separate contracts and three separate relationships: an architect or designer produces drawings, a general contractor bids on the construction, and the partition supplier is a
sub-contractor three relationships removed from anyone with actual accountability.
When the acoustic performance does not match the specification, or the installation runs two weeks over schedule, or the change order arrives after the walls are already up — nobody owns the problem. The architect points to the contractor.

Space planning and layout design. We assess your floor plate, your headcount, your acoustic requirements, and your workflow to produce a layout that works — not just one that looks good in a rendering.

System specification. We specify the correct feco configuration for each zone — glass where transparency is required, solid where acoustic separation is critical, acoustic elements where open-plan zoning is needed.

Product supply. All feco components are sourced and supplied by Selectta directly — glass panels, solid walls, acoustic elements, doors, and hardware. No third-party sourcing, no substitutions.

Installation management. Trained feco installation teams execute on-site. We coordinate with building management, manage access scheduling, and interface with any other trades on the project.

Post-installation support. We walk through the completed installation with you, confirm performance against specification, and are your single point of contact for any post-handover queries.

What Is Not Included​
Selectta's Design+Build scope covers the modular wall system and its installation. Base building mechanical and electrical, flooring, ceilings (unless integrated with the wall system), and furniture are typically contracted separately. We will advise on coordination requirements during the scoping call and flag anything that needs a parallel trade engagement.
How a Selectta Design+Build Project Works
Step 1: Free Consultation (30 Minutes)
We discuss your space, your timeline, your acoustic requirements, and your budget range. You leave with a clear understanding of whether the feco modular system is the right solution for your project — and whether Selectta is the right partner. No commitment required.
Step 2: Site Review and Layout Proposal
We visit the space (or review drawings remotely), assess the base building conditions, and produce a layout proposal with system specification. You receive a clear scope document, a system configuration outline, and a project estimate — before any contract is signed.
Step 3: Specification and Contract
We finalize the system configuration, acoustic specification targets, finish selections, and project timeline. The contract covers the complete scope from supply through installation. No phased contracts, no open-ended pricing.
Step 4: Supply and Installation
feco components are ordered from the factory, imported, and delivered to site on a coordinated schedule. Our installation team executes on-site — typically 3-7 business days for a 1,000 sq ft installation, depending on configuration complexity. No drywall dust. No extended finishing trades. No painting delays.

Step 5: Handover and Support
We complete a formal walkthrough, confirm the installation meets specification, and hand over any documentation required for building permits, LEED submissions, or future reconfiguration planning. We remain your contact for any post-handover requirements.
